If you are selling or letting a property in the UK or Wales then the law states you must have ordered an Energy Performance Certificate (EPC) before you put your property on the market. Despite the lengthy Home Information Packs (HIP) being scraped, it is still the responsibility of the home owner to acquire an Energy Performance Certificate.
The law does state that you only have to of ordered your EPC to be able to market your property. You do not have to wait until you have received your official Energy Performance Certificate. All professional EPC providers will email you the relevant proof as soon as you have placed your order, letting you market your property immediately.
An Energy Performance Certificate is a report which shows the official energy rating of a property. Your certificate will provide you with a rating for your property, showing the overall energy efficiency and its environmental impact on a scale from A to G (where A is the most efficient and G the least efficient). Your report will also contain expert advice and cost effective improvements to your property’s energy efficiency.
Most estate agents will use the same EPC providers and Domestic Energy Assessors that you can contact yourself. However estate agents will averagely charge between £100 and £150. When you contact the same EPC providers directly you only pay between £30 and £60 for exactly the same service.
Organising your own Energy Performance Certificate is easy. Simply visit an EPC provider and choose to either call direct or fill out a simple online order form. The whole process should take no more than 5 minutes to complete. Your EPC provider will then send you confirmation that you have ordered your EPC and arrange for the Domestic Energy Assessors report.
When ordering your EPC always check you have full access to your Energy Performance Certificate for the next 10 years, as this is how long they are valid for. Professional providers should provide you with access to download your EPC at any time throughout the day.
You can find a number of EPC providers by searching online for Energy Performance Certificates. For ease of use and quality of price we recommend My HIP Home as a professional provider. Visit My HIP Home today to order your EPC.
Please remember it is the law to have ordered your Energy Performance Certificate before you market your home. As the Home Owner you are responsible for ordering your own EPC, failing to produce this could lead to your sale falling through or even prosecution.
